All Cash Purchase: On all cash deals we can close escrow in as little as 7 days. This means quicker turnaround times to get your project remodeled and sold. This means more deals a year. Plus. You will make more money per deal because you will have no loan cost and very little holding cost.

On Budget: We believe so strongly in our abilities to correctly bid the construction repairs for the properties we acquire for our investors that we will guarantee our labor and materials cost. If we go over budget for either of those two items, then we will pay the overage.

On Time: Our contractors are all hands on. They are all capable of jumping in to do any job necessary when subcontractors don't show, so there are no delays in the construction schedule.

No Surprises. We use licensed contractors. They know how to spot potential problems and factor them into the remodel estimate, so the investor knows exactly what to expect.

Fix & Flip Pricing and Process

Single Family Example
Sacramento, Placer County fix and flips startup capital usually requires all cash for your investment. For an investment priced at $100,000, you would also have closing costs of approximately $3000, and an average of $15,000 for the renovation costs, and 2,000 in holding cost. Option 2: For The Passive Investor
We help you locate and purchase a property to invest in. From there we manage the entire process.

Before you purchase:

  • Delivering the data pertaining to the properties you're interested in with potential profit based on comparables from the area.
  • Estimate for repairs compiled in a detailed excel spread sheet.

After the purchase:

  • Managing the entire remodel.
  • Weekly updates on the remodeling process.
  • Weekly budget reports detailing expenditures.
  • Help you sell the property once remodeling is complete

Option 3: For The Passive Investor
Same as Option 2 except the strategy is fix and hold.

  • We will provide you with comparable rents in the area.
  • Then lease and manage the property, or properties for you once remodeling is complete.
