How Much Down Payment Will I Need
Lenders keep chanting the mantra, "Gone are the days of 100% financing." Well, for the moment that is true. The lowest down payment at the moment is through FHA. Not all lenders use the FHA programs, but the ones that do have down payments as low as 3%. The old rule of thumb for lenders was 20% down of the home's value. If you can come up with 20% down, you often get better rates. But with FHA and your low down payment comes PMI (Private Mortgage Insurance), which has an up front cost of thousands of dollars and will increase you monthly mortgage payment as well.
